Avondale, up close.

The Dysart Road corridor sits close to Old Town Avondale and I-10, with older, more established housing stock and a walk to the historic downtown core. Head south toward Phoenix Raceway and you're in newer HOA-maintained communities like Roosevelt Park, built by Mattamy Homes, minutes from Gateway Pavilions and the Estrella Mountains foothills. It's the same city, but the daily rhythm shifts — established and central versus new-build and close to the raceway and regional parkland.

Old Town Avondale's historic corridor is where I send people for something with character — mural-lined streets, independent shops, and 8-Bit Aleworks, the city's first microbrewery. For everyday shopping, Gateway Pavilions and Gateway Crossing along I-10 near McDowell Road have Costco, Harkins Theatres, and a full lineup of retail and restaurants, all a short drive from most neighborhoods.

Friendship Park is the hub — about 1.3 million visitors a year come for the sports fields, splash pad, fishing pond, Japanese Friendship Garden, and dog park, plus new pickleball courts added in a 2025 renovation. Beyond that, the city's trail system runs primary and secondary paths along the Agua Fria River, and smaller neighborhood parks like Mountain View Park and Festival Fields round out the everyday options.

Interstate 10 is the main east-west freeway through Avondale, with Loop 303 close by for north-south routes and connections further into the West Valley. McDowell Road is the major local arterial for getting around town day to day. Most residents are looking at a 15–20 minute drive to downtown Phoenix or Sky Harbor when they need to head into the city.
