Avondale, up close.

Around Old Town and the Dysart Road corridor, you'll find Avondale's older, established homes, close to Western Avenue and I-10. The newer neighborhoods are spread around the city. Roosevelt Park is a gated Mattamy Homes community near Van Buren Street and 111th Avenue, and Alamar, south of I-10, is Brookfield Residential's master plan, with its own parks and trails and new homes still being built. It's the same city with two different feels: established and central, or newer with HOA amenities.

Old Town Avondale's historic corridor has mural-lined streets and independent shops. For everyday shopping, Gateway Pavilions and Gateway Crossing along I-10 near McDowell Road have Costco, Harkins Theatres, and a full lineup of retail and restaurants, all a short drive from most neighborhoods.

Friendship Park on McDowell Road is one of the city's busiest parks. It has sports fields, a splash pad, a fishing pond, a renovated dog park, and eight lighted pickleball courts that opened in January 2026. Festival Fields Park on Lower Buckeye Road was named Outstanding Facility of the Year by the Arizona Parks and Recreation Association after its $19 million renovation, and it has a skate park and bike pump track, a splash pad, a fishing lake and Little League fields. For nature, the Base & Meridian Wildlife Area along the Gila River, just outside city limits, has a walking path, fishing areas and a kayak launch.

I-10 runs through north Avondale and is the main route east. Loop 101 meets I-10 at the city's northeast edge for trips north toward Glendale and Peoria. Downtown Phoenix and Sky Harbor are roughly 20 miles east, usually about 20 to 30 minutes by car outside rush hour. Weekday rush hour on I-10 can add a lot more, so it's worth test-driving your commute before you buy.
