Rentals, flips and short-term rentals.
Start My Investment PlanInvestment real estate works best when the numbers come first. I've spent more than 12 years in Arizona real estate, and as a third-generation Phoenix native, I know how prices, property types and local rules vary across the Valley. I'll help you set your criteria, run the numbers on properties that fit, and negotiate for you from the first offer to closing, whether it's your first rental or your tenth.
Every investor's playbook looks different. Here's how I support each strategy.
Long-term cash flow and appreciation. I help identify cash-flow-positive submarkets, run the numbers before you make an offer, and connect you with reliable property management.
Value-add opportunities across the Valley. From sourcing distressed and off-market listings to timing your resale, I help you move fast without overpaying.
Airbnb & VRBO-ready properties. I help you evaluate STR regulations city by city, projected nightly rates, and furnishing/management partners.
Beyond finding the property, I help you build a repeatable, profitable process.
When I come across off-market properties that fit your criteria, I’ll bring them to you, along with the numbers.
Timeline-sensitive exchanges done right — coordinated with your qualified intermediary and CPA.

Plug in a property's numbers for a quick, ballpark estimate. This is a starting point for a conversation — not a substitute for full underwriting.
Tell me about your goals and I’ll help you map out the next steps. No pressure, no obligation.

No. I can coordinate showings, inspections and closing logistics so you don't need to be on the ground.
Arizona is one of the more short-term-rental-friendly states: state law doesn't allow cities to ban short-term rentals, but many Valley cities — including Phoenix and Scottsdale — require a local permit or registration, and every operator needs a state transaction privilege tax (TPT) license. HOA rules can still restrict rentals, so I'll check the city requirements and the HOA documents for any property you're considering before you buy.
Yes. I work alongside your qualified intermediary and CPA to help you identify and close on replacement property within IRS timelines.
Conventional investment loans, DSCR (debt-service coverage ratio) loans, and portfolio lender options are all common. I can refer you to lenders who specialize in investor financing.
Not on long-term rentals anymore. Since January 1, 2025, Arizona cities and towns can no longer charge their rental tax (TPT) on residential rentals of 30 days or more — many used to charge around 2–4% of rent. Short-term rentals under 30 days still owe state and local lodging taxes, and rental income is still subject to regular state and federal income tax, so talk with your CPA about your situation.
It can. Arizona law limits what cities can do about rentals, but it doesn't override an HOA's CC&Rs, which can set minimum lease terms, require rental registration or prohibit short-term rentals entirely. Before you buy an investment property in an HOA community, I'll help you review the CC&Rs and rules so there are no surprises.
