The East Valley is the eastern side of the Phoenix metro, and this guide covers eight communities: Tempe, Gilbert, Mesa, Chandler, San Tan Valley, Queen Creek, Apache Junction and Ahwatukee. They range from downtown districts like Mill Avenue and Gilbert's Heritage District to newer master-planned areas and the desert edge near the Superstition Mountains. Prices vary a lot by community, neighborhood, lot size and age of the home, so there is no single East Valley price. Ahwatukee is not in those numbers, so check its guide for its own market data. The chart below them shows how the median price has moved month by month. Many East Valley neighborhoods are master-planned, including Morrison Ranch and Power Ranch in Gilbert, Eastmark and Las Sendas in Mesa, Ocotillo and Fulton Ranch in Chandler, Hastings Farms and Ironwood Crossing in Queen Creek, and Johnson Ranch in San Tan Valley. Most have homeowners associations with dues and rules, and some areas include age-restricted sections where age requirements apply to residents. The main routes are Loop 202 and US 60, the Superstition Freeway, with Loop 101 and I-10 also serving parts of Tempe. Ahwatukee connects to I-10 along the Loop 202 South Mountain Freeway, and San Tan Valley uses AZ-24 west toward Loop 202. Your actual drive depends on where you work and when you leave, so test the route at the hour you would really drive it. Several public school districts serve the East Valley, and the one for a home depends on its address. Boundaries can change from street to street, and districts sometimes update them, so confirm the assigned schools directly with the district before you make an offer. Charter and private schools are also options across the area.
