Straightforward answers to the questions I hear most from buyers, sellers and investors looking at Moon Valley.
Moon Valley was established in the early 1960s and has 29 separate subdivisions with about 1,600 homes, built around the Moon Valley Country Club golf course. Many of the homes are ranch-style, and many have been renovated over the years, so original and updated homes sit on the same streets. Each subdivision is a little different, so I'll pull recent sales for the streets you like and compare them. On any older home, ask about the age of the roof, plumbing and A/C before you make an offer. The neighborhood is bounded by 7th Street on the east, Thunderbird Road on the south, and Coral Gables Drive on the west and north.
Moon Valley sits between SR-51 and I-17 in north Phoenix, which puts it closer to downtown Phoenix and Sky Harbor than far North Valley communities like Anthem or New River. Your actual drive depends on where you work and when you leave, so test the commute at the time you would really drive it. I can also point out which streets sit near a busy road and which are farther from one. Thunderbird Road forms the southern edge of the neighborhood and 7th Street the eastern edge, so you can check traffic on both before you buy. That central location is a big part of the appeal for buyers who want an established area without a long drive to the Valley's core.
Moon Valley Country Club sits at the geographic center of the neighborhood. It is a private club with an 18-hole championship course, a driving range and an 18-hole par-3 course called the MoonWalk, plus tennis courts, an aquatic center and a fitness center. Lookout Mountain Preserve and the North Mountain and Shaw Butte Preserves, part of the Phoenix Mountains Preserve, lie just south and east of the neighborhood. The North Mountain Visitor Center at 12950 N 7th St has water and shade at the trailhead, and the Lookout Mountain Trailhead is at 15600 N 16th St. The City plans to close North Mountain Park for renovation from December 2026 to early 2028 and says the visitor center and other preserve trailheads stay open. Trail hours differ from park hours, so check the City of Phoenix site before you go.
Moon Valley is an established neighborhood. It relies on a voluntary neighborhood association instead of a mandatory HOA: the Moon Valley Neighborhood Association collects voluntary dues ($175 a year with the security patrol and $35 without in 2026), hosts events and hires a security patrol. Hillcrest and Moon Valley Cluster Homes have their own HOAs, so confirm for any address. It also has a golf-course setting and a central location between SR-51 and I-17. If you want new construction and new amenities, a newer suburb may fit better; if you want an established feel, Moon Valley is worth a look.
