Sun City set the template for the entire active-adult industry when Del Webb opened it on January 1, 1960, with five model homes, a shopping center, a recreation center and a golf course ready on opening day. That recreation-first philosophy still defines daily life here. Age requirements apply to residents, and there are no K-12 schools in the community. It is laid out in distinctive circular street patterns built around recreation and social life. If you're considering a home here, confirm the current age and occupancy rules for that specific property before you make an offer.
Sun City runs on its eight Recreation Centers of Sun City (RCSC) locations, including Bell, Lakeview, Oakmont, Sundial, Fairway, Marinette and Mountain View, each with its own mix of pools, fitness rooms and activity spaces, and together they host more than 120 clubs. Lakeview Recreation Center sits on the shores of Viewpoint Lake, with a pool, tennis and mini golf, and Bell, the largest center, is where the Sun City Experience tours for prospective residents begin. For everyday shopping and dining, Grand Avenue and Bell Road are lined with grocery stores, restaurants and shops.
Golf is central here. The RCSC owns and operates eight courses, five regulation and three executive, with year-round play for cardholders at a reduced rate, so residents can play a different course nearly every day of the week. Most recreation centers have pools, and the sports roster covers pickleball, tennis, lawn bowling, shuffleboard and more. Viewpoint Lake, a 33-acre lake at Lakeview, adds fishing and free use of paddle and row boats for cardholders, and the Sun Bowl open-air amphitheater hosts concerts every spring and fall.
Banner Boswell Medical Center, on Thunderbird Boulevard in Sun City, is the community's hospital, and Banner Del E. Webb Medical Center is a short drive away in neighboring Sun City West. Grand Avenue (US 60) runs diagonally through Sun City toward Peoria, Glendale and downtown Phoenix, and Loop 101 is nearby for the rest of the northwest Valley. Downtown Phoenix is roughly 20 miles southeast, usually around 40 minutes by car on average, and longer at weekday rush hour, so it's worth test-driving your commute before you buy.
