Straightforward answers to the questions I hear most from buyers and sellers looking in Metro Phoenix.
This guide covers six communities inside the city of Phoenix: Downtown, Midtown and the Historic Districts, the Biltmore and Camelback Corridor, Arcadia, Maryvale, and South Mountain and Laveen. They range from high-rise living and light rail near Central Avenue to older tree-lined neighborhoods, west-side communities and homes near South Mountain Park. Each community has its own guide with maps, local places and market data. If you are not sure which one fits, I can compare them for you after I learn your budget, lot size and commute.
Prices vary a lot by community, neighborhood, lot size and age of the home, so there is no single Metro Phoenix price. The numbers near the top of this page show recent median sale price, price per square foot and days on market for the city of Phoenix as a whole, from Redfin. The chart below them shows how the median price has moved month by month. Each community guide has its own market numbers. For a specific street or neighborhood, I can pull recent sales so you are looking at real comparisons.
Two areas on this page have master-planned roots. Maryvale began in the 1950s as a master-planned community, and the Laveen part of South Mountain and Laveen includes planned communities such as Villages of Laveen Ranch. Downtown, Midtown, Biltmore and Arcadia are mostly established neighborhoods, condos and lofts, with rules that differ by building or neighborhood association. Ask me for the HOA details on any home you like, because dues and rules differ from one community to the next.
Commutes depend on the part of the city. Valley Metro light rail runs along Central Avenue through Midtown and Downtown, and I-10 and I-17 serve much of the central and west side, including Maryvale. Grand Avenue crosses Maryvale on a diagonal, and the Loop 202 South Mountain Freeway runs through Laveen. Your actual drive depends on where you work and when you leave, so test the route at the hour you would really drive it. If you tell me where you work, I can focus on communities that make that drive reasonable.
Several public school districts serve the city of Phoenix, and the one for a home depends on its address. Boundaries can change from street to street, and districts sometimes update them, so confirm the assigned schools directly with the district before you make an offer. Charter and private schools are also options across the area. I can point you to public sources for schools, and I am happy to help you narrow down communities once you know what matters most to your family.
